Beachfront & Barrier Island

Salt air eats ordinary stairs.

A staircase two miles inland and a staircase on the dune line are not the same product. Oceanfront work is specified differently from the fastener up — here is exactly what changes.

We stop using 304 at the water.

Standard 304 stainless is fine inland. On salt-exposed elevations it can develop rust bloom and pitting in a season. Coastal projects are specified in 316 stainless — the alloy carries molybdenum, which is what buys real resistance to chloride pitting.

  • Rinse-and-care guidance handed over at closeout, not left to guesswork

Two metals touching is a slow failure.

Put stainless hardware straight into aluminum or against a dissimilar substrate near salt air and you have built a battery. It corrodes quietly inside the connection where nobody sees it until the joint is loose.

  • Embedded anchors detailed to shed water instead of holding it
  • Substrate and flashing conditions confirmed on site before fabrication

Engineered for the wind zone it actually sits in.

A guard on an oceanfront balcony carries loads an interior stair never sees. In Florida's High-Velocity Hurricane Zone and in exposed coastal zones, that means real engineering and real paperwork — not a catalog cut sheet.

Glass that holds after impact.

Coastal glass guards are laminated — two lites bonded by a structural interlayer — so the panel stays in the opening if it is broken. It is a safety requirement and it is the difference between a guard and an open edge.

Do you provide engineering for custom stairs?
